Though this region is her area of specialty, she transacts real estate all over the State of New York for the benefit of her clients. She concentrates on single family homes, condos/townhomes, land and rentals. Our Real Estate column has been tiny so far, but that is only due the fact that honest, ethical, nice people that excel in this discipline are not easy to find, but we have found one today! Peachy Deegan: How did you first become involved in Real Estate?
Anita Ferri: I first became involved in Real Estate through a neighbor who was already taking the course. It seemed like a good career allowing me the flexibility to be home for my children and working around their schedules.
What are the most charming aspects of Poughkeepsie and Rhinebeck?
The most charming aspects of Poughkeepsie are: it's located on the Hudson River with great dining and boating and its commutability to NYC-Rhinebeck has its quaintness with small shops, restaurants, it's quiet, it's near the river as well and has history like the Beekman Arms (the oldest Inn in the US) and it's also commutable to NYC.
What is the biggest mistake people make when making their first Real Estate purchase?
The biggest mistake is over extending themselves.
How do you know if you're getting a great deal?
You should work with an agent that is an ABR accredited-buyers agent. Its their job to represent the buyer in their purchase and they can pull comps in the area to see if the home is over-priced or not. Also the buyer's lender will send an appraiser out, making sure the value is there; that's a safety net too.
What items should be on the due diligence checklist before someone makes a purchase?
The purchasing checklist should include: Educating themselves on the area, schools, taxes and if they are commuting -distance to and from work.
What items should be on the due diligence checklist before selling a property?
The selling checklist should include: De-clutter, clean and paint if needed even hire a home inspector to go thru the house to find any issues that could cause a buyer to walk away and fix them.
What should you do if you realize you've made an error and did not do your due diligence properly? Is it always too late?
To change your mind you need to do it before there are fully executed contracts.
In your opinion what do you think sets your firm apart from your competitors? What honors and awards have you earned?

I feel that this area appeals to all kinds of people.
What should the world know about Rhinebeck that they do not know yet?
The world should know that Rhinebeck brings peace and tranquility. Zoning allows more property and privacy. We have many professional people and actors who have purchased second homes here because of what I've mentioned-a better way of life than metropolitan areas.
With all that has happened in the mortgage market in regards to the collapse of the CDO/CDS (Collateralized Debt Obligation/Credit Default Swap) markets and similtaneously the CLO (Collateralized Loan Obligation) market which we'd imagine affects your business more directly, what should the average person entering their mortgages now understand that people may not have thought of in the past?
When purchasing a home, make sure when you are pre-approved for a loan you know exactly what your monthly payment is including taxes, and feel comfortable. Don't use all your savings. Be prepared for an emergency.
Do you think there is a bubble that will ever burst in the Manhattan Real Estate market, and what do you think of the market in Manhattan?
I don't know much about the Manhattan market but my guess would be that the high end properties would be affected as ours are here.
Since you are a Real Estate Star, we imagine you celebrate your best transactions with Star Vodka. What is your favorite way to drink it?
Even though Star Vodka is delicious no matter how you drink it, it's so smooth-my favorite is a Sour Apple Star Martini.

I knew I was going to love these shoes! This is a more outdoorsy look for our readers that are more rugged than Peachy. It is always hard to tell what you're going to like on your feet when you are looking online, but my sister has a pair that is similar and she is so happy with them, so that enticed me to try this style route. Merrell also does a fabulous job of organizing their site with multiple shots of the shoe so you can really get an idea of how they will really be-unfortunately that has not been our experience with every brand we've tested. When they arrived, I was so excited I put these on straightaway! They were just as good in person as they were online. Exceeding my expectations, the style and feel of the shoe combined with the superior fit led me to even wear them out that night. These are a great look from day to night and now that we're going into the fall, they are ideal for that season too. We always strive for a fashion forward look in our testing standards. I did walk for miles in these; I cannot emphasize enough how comfortable these are. The additional great news is that they come in two excellent colors: either black or brown. I especially like the intelligent feature they added of the aegis microbe shield. This controls odor, staining, and all kinds of deterioration, and I love these shoes so much, that feature will keep them at their best as long as possible. Little Labs by Thames & Kosmos Recommended by Whom You Know
Curiosity killed the cat. Satisfaction brought it back. Little minds and little hands are so into everything, especially when it comes to the trying new things. My daughter is so eager to learn and experiment so when the Little Labs Science Kit arrived she was would not stop talking about when we could get to work and open the box. We first opened the Stepping into Science Kit. It boasts 25 different experiments to keep you and your child thoroughly engaged. Its contents are endless including my favorites like a magnifying glass, sundial, modeling clay, measuring cups and more. The 48-page illustrated guidebook teaches and provides guidance as well as great vocabulary. This kit provides you with the perfect introduction to many areas of science without overwhelming the children and the parents. As a student, science was never my strong point but I was not intimidated by any of these activities. I actually learned or relearned many principals I had forgotten. The activities are fantastic and range from how sundials tell time to making a balloon inflate on its own. My favorite was how a motion picture works, I won’t give the secret. My daughter loved writing secret messages and building a boat powered by soap. Great for kids age 5 and up although I would recommend for a little bit older than five for them to fully get what the ideas. However exposing them to science at an early age is certainly a plus and will keep them excited about studying it in school. These are projects that you must do together as some parts are sharp and others definitely need adult supervision. Plus, following the directions for each experiment should be carefully followed to ensure success. Champagne Wishes: Chambord July 30th Takes the Cake: Celebrate National Cheesecake Day with a Martini!!! Peachy Deegan Loves Loves Loves Chambord, Especially in Champagne!
As far as celebrations go, National Cheesecake Day is one of the tastiest! That is, if you like cheesecake (Peachy doesn't). But she does LOVE Chambord and can often be seen splashing it in her champagne enthusiastically! Chambord makes everything better, and we have a great new idea for you.
From plain to topped with fruit to chocolate crusted and everything in between, cheesecake can be served up many different ways. Anyway you slice it cheesecake is a favorite among dessert lovers. In fact according to TLC’s “How Stuff Works,” cheesecake is among the top 5 most popular desserts in the United States. We believe it's because it tastes so good!
Historic Records indicate that people enjoyed cheesecake as far back as 770 BC, when the dessert (or something like it at the very least) was served to Olympic athletes in Greece.
But some of us would rather drink our dessert than eat it. And this sounds like Peachy. So if you want to beat the heat on July 30th, try a Chambord Cheesecake Martini. No baking is required for this cool and creamy cocktail that is sure to satisfy the dessert lover in all of us.
Chambord Cheesecake Martini
1 1/2 oz vanilla vodka
1/2 oz Chambord
2 oz heavy whipping cream
Method:

Chambord might be one of the most versatile liquors on the market; it is definitely my go-to liquor of choice when my guests are in the mood for fun drinks. Chambord is black raspberry liquor that is great for making all sorts of cocktails but can also stand alone on the rocks. Sweet, but not too sweet, Chambord is a treat for your tastebuds. I was first introduced to Chambord at restaurant and the drink special was a frozen margarita with a shot of Chambord floated. The combination of the sour mix and the tequila mixing with the fruit was amazing. All it took was the one margarita for my mind to start thinking, How else can I use Chambord to make my favorite drinks even better? Not the most creative bartender, I didn’t come up with much at first. The funny thing is that the next time I had Chambord was when my date ordered vanilla ice cream drizzled with it. I followed suite and ordered the same, and it was delicious! I am usually a hot fudge sundae guy, but Chambord was just as tasty and made me feel a little more sophisticated. Since those first two experiences with Chambord, I’ve noticed numerous cocktails that feature Chambord . I hate to date myself, but I’m now dating a woman who told me that one of her favorite drinks in years past was Zima (ZOW!) with a shot of Chambord . Now I throw a shot into a Mike’s, making it even "harder".
I just had the pleasure of trying Chambord for the first time the other day. I cannot believe I had never tried this liqueur before. I love the flavor--black raspberry is my all time favorite. What caught my eye when I first saw the bottle was the design--it looked fancy, and I loved it! Upon opening the fabulous looking bottle, I tried it by itself, and could drink it just like that. Even the aroma after I opened it, I could tell what a divine drink I was about to pour myself. But, I wanted to be creative and try it other ways. I've tried it drizzled over vanilla ice cream, and mixed it with champagne. Even drizzled over cheesecake is heavenly! There were no combinations that I found that I didn't like. I also looked online for a few other ways I could use this fabulous drink and have found some other cocktails that I can make at home. I am so excited to try out more recipes using this as a mixer. I had a few friends over for a dinner party over the weekend, and served this on the rocks with a bit of cream mixed in. It was a wonderful after dinner drink. It wasn't heavy and went down smoothly. They all loved it and asked what I used to make the drink. I didn't hesitate one second to let the know about my new favorite liqueur--Chambord. My house will never go without this liqueur again! This would make an excellent addition to any liqueur cabinet if it isn't already stocked there to begin with. It would also make a wonderful gift for those special people who are liqueur connoisseurs.

Fashion Fights Cancer, an annual fashion show and sample sale event that raises funds and awareness for cancer research, will be held at Manhattan’s Audi Forum on Aug. 19, 2010, from 6:30-11:30 p.m. Event proceeds will be donated to I’m Too Young for This! Cancer Foundation and The Cancer Research Institute.
The event, hosted by actress and recording artist Suzy Malick, will feature the collections from five New York-based designers: Tadashi Shoji (featured in Mercedes-Benz New York Fashion Week), Beauty Mark (by Bryon Lars), Whistle & Flute, Lotusgrace and Kahri (by Kahrianne Kerr). Pieces showcased in the fashion show will be available for purchase at the sample sale following the runway show.

The texture of this cleanser is impossibly light and airy, but don't let that fool you, it's actually an exfoliating cleanser and manages to lift away all the grime and dirt without drying up my skin. Practically all exfoliators that I've used in the past have a grainy and mildly harsh texture, and that's essentially what removed dead skin cells but with the BioActiv Wash, it's the Polyhydroxy Acid/Bionic Blend that does the hard work. There's surprisingly no irritation whatsoever on my sensitive skin. This cleanser leaves my face thoroughly clean and soft, without any hint dryness, thoroughly preparing it for the benefits of any treatments and moisturizers that follow.
I feel like my face is being moisturized and cleaned at the same time, which is optimal! This has a light fragrance that is refreshing. The mousse like texture is rich and creamy, and reminds me of the texture of the best desserts at Swifty's. It removes makeup well, even liquid eyeliner!! I feel like my skin looks brighter because of gentle exfoliation, which is such an important component of looking your best. I like the natural, botanical quality/ingredients. And since then, Peachy did speak to the fabulous Mayling, our Kiwi friend whom we met in London. Mayling is still in the town of the Crown Jewels, and she verified how excellent this Villa Maria is. Unfortunately we can't drink this today with Mayling on the other side of the pond, but we plan on it someday. Today we take the Unoaked Chardonnay under consideration.
Vineyard Description:
Individual parcels are sourced from vineyards across the Hawkes Bay region. With their individual microclimates and soil profiles, these sites produce Chardonnay parcels with differing flavors and aromatics, contributing complexity to the blend.
Winemaking:
Cool fermentation techniques in stainless steel tanks were employed to promote aromatics and fruit flavors. Some lots underwent malolactic fermentation, while others were left on yeast lees. Weekly lees stirring contributed layers of texture to the palate.
Winemakers Comment:
This Chardonnay has been crafted in a fruit-driven style suited for everyday enjoyment as an alternative to wooded styles. Produced to capture the essence of Hawkes Bay Chardonnay and full of ripe peach and stone-fruit flavors, this wine is finely-balanced with an edge of minerality.

Peachy Deegan herself had a little cocktail party with a variety of cheeses with this wine, and it was a hit. We found it to be clean, crisp and fresh with notes of green apple and pineapple. It smells like a green meadow at dawn and this zesty classic deserves a place in your wine cellar. The Champagne Wishes Panel sipped away, and they say:
Villa Maria Chardonnay is a stunning wine. It is awesome to matches really well with chicken and fish. I actually made an amazing swordfish and pared it with this Chardonnay and was blown away. My friends who I served this too couldn't get enough. They really loved the wine and how it was matched with the food. The wine really brought out the taste of the swordfish and vegetables. I also had a bit of the wine leftover the next day for myself and matched it with a cheese pasta. YUM! I can't even express the amazing taste the wine had with cheese pasta!! The Chardonnay has a lovely taste of lemon and honey. It's a full bodied wine with a velvety texture. I honestly can't get enough of this wine. My friend who also had this wine expressed how this was one of the best Chardonnays they had had in a long time. During the summer I'm a big time white wine drinker. I can't handle using a bottle opener. I'm a total lost cause when it comes to this. I'm happy to say that this bottle also has a screw top. I will be taking this Chardonnay to many dinners. I will also serve it during the rest of my summer. I've never been happier than to have been introduced to this amazing Chardonnay.

Peachy's Pantry: Legal Sea Foods King Crab Legs Will Never Make You Crabby! Bring a little Boston to Manhattan-King Crab Legs by Legal Sea Foods Highly Recommended by Whom You Know!!!
The first time Peachy ate crab legs by herself she was 10 and it took about four hours for her to open them all and eat them, which she did. She is far more efficient now and these lasted a fraction of that amount of time....they are especially fabulous dunked in garlic butter.

A spectacular gift — tantalizingly sweet and sized for hearty appetites, our crab legs arrive pre-cooked and pre-cracked for convenience so all the "chef" has to do is steam them...and soak up the applause! Peachy recommends all Public Relations people that are pitching to her send these as a sweetener....we are JUST KIDDING! They do make a great gift, and they come well-wrapped in thick bags surrounded by heavy duty ice packs. The only thing to be crabby about is when you have eaten them all and they are gone!
