Consolo & Aquino Market Historic Village Latch Inn, Southampton

The preeminent sales and leasing team of Faith Hope Consolo, Chairman, and Joseph Aquino, Executive Vice President of Prudential Douglas Elliman's Retail Group may be spending the summer in Southampton, but not on vacation. In lieu of swimming in the jewel-colored waters off the East End, they'll be busy marketing the sale of the Village Latch Inn Hotel at 101 Hill Street, in the Estate section of this world renowned playground for the rich and famous.

The Village Latch Inn Hotel is recognized for its "Great Gatsby Estate" main building, which is situated on a five and a-half acre park-like setting and surrounded by sister buildings that include the Terry Cottage, Homestead East and Homestead West. In addition to gracious guest rooms in a picture-perfect setting, the hotel is a country oasis with its own pool and tennis court. Most importantly, it offers unprecedented development opportunities.

The uniqueness of this property is further accentuated by its central location close to shopping and dining and everything that is exclusive on the East End. It is also directly adjacent to highly successful The Whitefield Condominium, where another "Great Gatsby" style main building graces the landscape, this one designed in 1898 by iconic architect Stanford White of McKim, Mead & White for his dear friend, the prominent New York socialite James Breese. Situated on 30 acres, the property changed hands in 1979. The main building was meticulously restored and 29 single family condominium residences were then built in the surrounding gardens. With the main building on the National Register of Historic Places, the condominium homes make up a complex that is today considered a paradigm for adaptive re-use in the Hamptons.

Moreover, consulting architect Richard Searles, R.A. who has researched the project, confirmed that this type of conversion would be a natural fit for the Village Latch Inn because it "conforms to the surrounding area."

"This location is the Fifth Avenue of East End, which is what makes the offering truly extraordinary," said Ms. Consolo. "On one side of the hotel are the condominiums and on the other side are the grand estates of Southampton, hidden behind walls of high hedges and lush foliage. Plus, the hotel is only steps to the center of the Village."

Adds Mr. Aquino, "The revitalization and success of the Whitefield Condominium could easily be the model for the Village Latch Inn's next chapter. Two condominium projects side-by-side, preserving the architectural context and bringing new life to the community would be an example of adaptive re-use in its finest hour."

Ms. Consolo and Mr. Aquino are exclusively representing premier property.
